Everyone’s heard the old adage “an ounce of prevention is worth a pound of cure.” What’s true for medicine is just as true for community maintenance. Taking proactive action to keep properties and amenities in good shape prevents many of the problems that make up the bulk of late-night maintenance calls and emergency work orders from ever happening.
While cleaning out the gutters and changing air conditioning filters may seem like a distraction from work that needs immediate attention, taking the time to schedule preventative maintenance shouldn’t be looked at as a chore or a distraction. A replaced air-conditioner filter or a cleaned gutter today is an air conditioner that won’t break on the hottest day of the year or result in a leaky roof six months from now.
Scheduling Preventative Care
The hardest part of preventative maintenance is finding the time to do it. The easiest (and really only) way to make sure it gets done is to properly schedule it ahead of time. By making a comprehensive list of all the work that needs to be done to keep the community in shape, HOAs can create a work calendar that schedules the tasks ahead of time. This will not only allow HOAs to make sure that the work gets done, but to plan ahead and combine tasks that can be done at the same time. For example, scheduling multiple maintenance tasks that require entry into residents’ homes at the same time will both save maintenance crews time, and let residents avoid having workers enter their homes more than is absolutely necessary.
By taking the time now to schedule preventative maintenance, an HOA will be saving itself even more time and headaches that could appear in the future. Preventative care saves money, saves time, and makes for a happier community.
